Understanding Construction Challenges: How Nullifire’s R&D Team Drives Innovation in Passive Fire Protection (PFP)

Increasing regulatory scrutiny, ambitious sustainability targets, new construction materials and growing demand for safer, higher-performing buildings are reshaping how projects are designed and delivered. In this environment, passive fire protection products must be specifically engineered, seamlessly integrated, and future-ready.

At Nullifire, our specialist R&D team sits at the intersection of fire science, construction practice, and regulatory compliance. Their role goes far beyond product development. They actively engage with the real-world challenges faced by architects, contractors and fire consultants translating these insights into innovative, compliant, and sustainable solutions.

The recent ongoing investment by Tremco CPG UK into the Nullifire R&D facility in Coventry reflects the commitment the group has towards the evolution of new construction methods and materials, challenges faced and the ability to incorporate smart PFP solutions through analytical chemistry, product innovation, systemic testing and finally comprehensive, tested and compliant, certified solutions.

Bridging the Gap Between Design and Reality

Modern construction presents increasingly complex design demands. From high-rise residential towers and mixed-use developments to modular and offsite construction, each build method introduces unique fire-stopping and compartmentation challenges.

Our R&D team works closely with industry stakeholders to understand:

· The practical constraints of on-site installation

· Interface challenges between multiple building systems

· The impact of new materials and technologies

· Evolving testing standards and certification requirements

Examples

Nullifire’s patented ‘GXT’ (Graphite eXpansion Technology) is a game-changer for firestopping applications in the construction industry. We believe that this is the most innovative solution brought to the market by any fire stopping provider for several decades.

The features and benefits of this technology provide fire stopping improvements for:

· Existing & future service penetrations

· Quick and easy installation: dry, easy to cut, lightweight

· Usage in clean areas such as hospitals or food preparation facilities, being fibre free

· Simple service installation

· No odour or emissions

· Building service movement

GXT products

Nullifire FZ100 Safe Zone is a fire compartment reinstatement solution for planned and future penetrating services (cables and pipes). The product can be located anywhere within a partition, either at the point of construction, or retrospectively fitted. Installation time is greatly reduced.

Nullifire FZ400 was developed as a fire stopping solution offering both fire protection and demonstrable adaptation to building movement protecting penetration seals –more recently tested for linear joints and metal trunking.

Optifire Plus contains a verification taggant that was incorporated into certain Nullifire products as a solution for architects to identify Nullifire specified fire stopping and intumescent products installed - before and after fire.

This technology lasts the lifetime of the product; it can withstand a fire and still be detected using a special device.

“Optifire Plus acts as a failsafe for clients to ensure that products are used and applied correctly. The technology means clients can be sure, at any time after a project has been completed, that the product specified is that which is installed.Gary Pullinger Sales Director, Nullifire

Nullifire SC902 liquid coating was developed for faster completion of intumescent application on steel structures in order to allow for a speedier return to service of facilities. It is a unique patented hybrid intumescent product that can speed up project delivery avoiding delays and ensures quicker handover of completed areas. Rapid surface drying allows faster weather protection.

Responding to a Changing Regulatory Landscape

Fire safety compliance has become a central focus across global markets. Stricter regulations, enhanced scrutiny, and clearer accountability frameworks demand higher performance and greater transparency from manufacturers.

Nullifire’s R&D team continuously monitors regulatory developments and emerging standards. Through advanced fire testing, third-party certification, and ongoing product evaluation, they ensure solutions meet and often exceed current compliance requirements.

But compliance is not static. As legislation evolves, so too must product performance. Our approach is proactive, anticipating future regulatory needs rather than reacting to change.

Sustainability Without Compromising Safety

Sustainability is fundamental to responsible construction. However, environmental performance must never come at the expense of life safety.

Our R&D specialists are committed to reducing environmental impact through:

· Formulations with lower embodied carbon and reduced emissions

· Improved durability and longer service life

· Efficient material usage and application methods

· Compatibility with sustainable building systems

An Environmental Product Declaration (EPD) is a document that provides comparable, objective, and third-party verified information about the environmental performance of products and services. Tremco CPG has issued EPDs with EPD International AB on the following intumescent products, Nullifire SC901/902 and Nullifire SC802, SC803,SC804 and in fire stopping for Nullifire FZ100. As well as the EPD providing an informed basis for decision-making for environmental consultants and buyers in order to assess the environmental impact of a product when purchasing goods and services, an EPD provides those responsible for R&D and innovation with an important tool for product development environmental improvements throughout the product value chain.

By designing products that support both fire performance and environmental goals, we help specifiers meet sustainability targets without compromising on protection.

Innovation Driven by Collaboration

True innovation happens when technical expertise meets industry insight. Nullifire’s R&D team collaborates across departments from technical support and field engineers to commercial teams and external partners, ensuring that product development is informed by practical feedback and emerging project trends.

This collaborative approach allows us to respond rapidly to industry needs, whether that’s developing solutions for complex interfaces, addressing challenges in retrofit projects, or enhancing installation efficiency on fast-paced construction programmes.

Future-Focused Fire Protection

As buildings become taller, more complex, and more sustainable, the demands placed on passive fire protection will only increase. At Nullifire, our R&D team is committed to staying ahead of these changes combining scientific rigour, regulatory expertise and deep construction knowledge to create solutions that protect lives and safeguard the built environment.

Because innovation in passive fire protection isn’t just about new products, it’s about understanding the challenges of today and anticipating the needs of tomorrow.
